Hammersmith Property Sales - February 2012
Strong start to the year for local home values
Property values in Hammersmith in the early part of the year look to have continued to rise according to the latest official information.
Data from the Land Registry is showing that the average price of a property sold in Hammersmith since the beginning of the year up to the end of February is £626,724. This is back to the peak levels of Summer of 2011 and represents a decisive recovery from the dip in prices seen at the end of the year.
55 properties have been reported as being sold so far in the W6 post code area. Of these 9 changed hands for over £1,000,000, the most expensive of which was on Hammersmith Grove selling for £2,750,000.
The February data from Land Registry's House Price Index shows an annual price decrease of 0.6% which takes the average property value in England and Wales to £161,588.
The region in England and Wales which experienced the highest increase in its average property value over the last 12 months is London with a movement of 4.2% to £354,300.
The most up-to-date figures available show that, during December 2011, the number of completed house sales in England and Wales increased by 8 per cent to 61,470 compared to 56,875 in December 2010. The number of properties sold in England and Wales for over £1 million in December 2011 decreased by 13 per cent to 488 from 559 in December 2010.
