Hammersmith Property Sales - June 2011
Average prices move back towards all-time highs
The latest information from the Land Registry is showing that Hammersmith property is moving back towards all-time price highs.
35 properties have been reported as being sold so far in Hammersmith W6 during June at an average price of £585,160.
The average price for the second quarter showed a healthy rise of 17.4% to £626,853, just short of the all time high of £631,677 reached in the last quarter of 2010.
There were four houses sold for over £1,000,000 during the month the highest price of which was in Wingate Road. The absence of any sales in the £2 million plus bracket probably accounts for the drop in the monthly average.
The June data from Land Registry's National House Price Index shows an annual price decrease of 2.5% which takes the average property value in England and Wales to £161,479. There was no monthly change from May to June.
The only region in England and Wales to experience an increase in its average property value over the last 12 months is London with a movement of 0.8%.
The most up-to-date figures available show that during April 2011, the number of completed house sales in England and Wales decreased by -7 per cent to 48,704 from 52,272 in April 2010. The number of properties sold in England and Wales for over £1 million increased by 45 per cent between April 2010 and April 2011, from 549 to 798.
The numbers below are subject to revision as is it usual that some properties are added late to the Land Registry's database.
