Chiswick High Road is set for a fresh arrival this autumn as Yard Sale Pizza, am independent London-based pizza company, prepares to open a new shop at 88 Chiswick High Road which used to host KFC.
Yard Sale Pizza, founded thirteen years ago by three friends with a shared passion for simple, quality pizza, now operates eighteen shops across the capital, serving neighbourhoods in Wandsworth, Islington, Hackney, Camden, Southwark, Haringey, Barnet and Brent, among others. Unlike large chains, Yard Sale does not operate as a franchise, choosing instead to retain full ownership of every site to ensure consistency and quality control.
The new Chiswick branch will follow the company’s established model: a small dine-in space, takeaway, and a delivery service run entirely in-house.
Its delivery operation is a defining feature. Yard Sale uses its own fleet of drivers and cyclists — “you won’t see them on the delivery apps” — ensuring that every pizza is handled directly by the company from kitchen to doorstep. The pizzas themselves are engineered to travel well, made with 48–72 hour slow-fermented dough and cooked slightly longer to create a crisp base that stays intact on the journey.

Chiswick residents can expect Yard Sale’s signature 12-inch and 18-inch pizzas, including favourites such as the Holy Pepperoni, the TSB with tenderstem broccoli and pine nuts, and the cult favourite cheesy garlic bread with Marmite. The company is also known for its limited-edition collaborations with leading chefs, restaurants and cultural figures — recent partners have included Dishoom, Ottolenghi, Quality Chop House and BAO.
The arrival of Yard Sale follows the closure of KFC’s Chiswick High Road branch, which traded for the final time on Sunday 12 April. The KFC site had experienced a difficult period before closure. After a zero-star food hygiene rating in December 2025 — the lowest possible under the Food Standards Agency system — inspectors highlighted concerns including poor hygienic food handling and issues with cleanliness and the condition of the premises. Urgent improvement was required, and the restaurant did not recover its footing before shutting its doors.
Yard Sale’s move into Chiswick marks a continued shift towards independent, neighbourhood-focused operators with Doctor Dough also opening on Devonshire Road.
