Developer reveals new design for ten storey building

New designs have been submitted for the redevelopment of a large vacant office block next to Hogarth Roundabout.

There had been a negative reaction from residents to a proposal last October for a 13-storey building at the junction with Burlington Lane.

A developer wants to demolish the 5-storey office building on the site which has been vacant since 2016 to construct a mixed-use building.

The earlier proposal had 170 flats with ground floor commercial space and basement parking.

The revised building would now have 134 flats in a ten storey block which would be for market sale rather than build-to-rent as in the original scheme. They would comprise 43% 1-bed, 39% 2-bed, 17% 3-bed, and 1% 4-bed apartments. There would be ‘the maximum practical and viable amount of affordable housing, in the context of Hounslow and London Plan policies’ and the scheme would be ‘tenure-blind’ with all residents having access to amenity areas.

The buildings have been designed by architectural practice Simpson Haugh with the interiors to be created by Jaysam.

There would be space for a shop and a café on the side of the building facing Burlington Lane and the developer is offering to fund improvements to the surrounding area including the underpasses in which it is proposing a cycle lane. It is also suggesting a public art/historic time line on the walls similar to the one at Turnham Green Terrace.

The owner of the site, which overlooks the Hogarth Flyover, has already obtained approval for the conversion of the existing disused office building into 91 flats.

No timescale has been given for the development, but it is anticipated that a full planning application would be submitted before the summer.
