The Brentford Works redevelopment at the former Sega building site on Great West Road is poised to receive planning approval, following a formal recommendation from Hounslow Council’s planning officers. The scheme, submitted under application P/2023/3208, has undergone revisions to address concerns raised by Brentford Football Club and heritage bodies, and will be voted on by the borough planning committee at a meeting on Thursday 4 September .

The development proposes five residential towers ranging from 15 to 19 storeys, delivering 856 flats alongside commercial space, creative studios, and a landscaped public square known as Golden Mile Square. Land has also been safeguarded for a future station on the West London Orbital Line.

Planning officers have concluded that the revised design sufficiently addresses privacy and security concerns, particularly those raised by Brentford FC regarding south-facing balconies overlooking the stadium. These have been removed or reoriented, with additional screening and design changes to mitigate overlooking risks. Adjustments have also been made to respond to heritage concerns, including the visual impact on views from Kew Gardens, although the overall height and massing remain unchanged. The planners concluded that the 'less than substantial harm' to heritage assets was outweighed by the proposals public benefits including the extra housing.

A key factor in the scheme’s viability is its projected financial contribution to the borough. The development is expected to generate approximately £20 million in Community Infrastructure Levy (CIL) payments, in addition to further Section 106 contributions. These funds will support local infrastructure, services, and public realm improvements.

Environmental consultants have confirmed that no further Environmental Impact Assessment is required, and planning officers have highlighted the scheme’s alignment with housing targets and regeneration objectives for the Golden Mile corridor.

If approved, Brentford Works would represent one of the borough’s most significant mixed-use developments in recent years although it would be less than half the size of the scheme proposed for the former GSK House site.
