Steady Progress for Shepherd's Bush Property Market
As number of million pound plus sales continues to grow
After a record breaking couple of months at the beginning of 2012 which saw a property in Hartswood Road achieve Shepherd's Bush's highest ever price - £2,950,000 - the market seems at first sight to have fallen back in spring.
A closer look however, shows the overall trend is still upwards.
Since the beginning of March the average price achieved for a sale in W12 has been £485,320, compared to £546,937 in the first two months of the year. However these figures were distorted by that one multi-million pound property, and a better comparison would be with the figures in December, when the average was just £409, 218.
There have been 47 properties sold during the period, including three houses priced over one million pounds. Two of them were on Percy Road, the most expensive of which went for £1,550,000, while the third was on Rylett Road.
And the good news for local agents is that there may be many more multi-million pound sales in the offing, with a total of 15 houses currently for sale at £1,000,000 or above - including one, a six bedroom home in Boscombe Road which matches the highest ever price of £2,950,000.
At the other end of the market, prices are also beginning to creep up, with just one solitary flat changing hands for under £200,000. However, unlike other areas of the borough there still appears to be a good supply of homes priced under £250,000, with 11 being snapped up during spring.
The March data from Land Registry's flagship House Price Index shows an annual price decrease of 0.6% which takes the average property value in England and Wales to £160,372. London remains the best performing area in the country with prices rising by 0.7% to £343,522 over the same period although it is down on the previous month.
The most up-to-date figures available show that, during January 2012, the number of completed house sales in England and Wales increased by 13% to 42,511 compared to 37,584 in January 2011.
