Spring months see local prices move back towards peak levels
A house on Hammersmith Grove has become the most expensive residential property in the W6 post code area after being sold for £5,000,000.
The semi-detached freehold property last changed hands in 2007 for £1,650,000.
A total of 49 properties have been sold in the W6 post code area according to the Land Registry at an average price of £727,740.
Nine of these homes changed hands for over for over £1,000,000, which suggests that local home values are moving back towards peak levels seen in the third quarter of last year, having faltered during the chilly months in at the start of 2013.
The reason for these raising prices, local agents agree, is that demand for property is much greater than the current supply.
Says Alex Maile, MS of Lawson Rutter:

Whatever economic missiles come our way it seems that our local housing market remains amazingly resilient and there’s no reason to suppose this is about to change.
"Any price fluctuation will always be driven by the relationship between supply and demand and all the evidence is that supply is becoming increasingly limited."
Paul Price of Marsh and Parsons Brook Green says: " In Brook Green and the surrounding Brackenbury Village and Hammersmith areas, property prices have risen by up to 7% since the beginning of the year. A lack of available property and increasing demand from buyers has helped to push these prices upwards and the demand is not showing any signs of easing.
" The number of buyers registered for every available property now stands at 15.7, compared to 10.5 in January. Competition amongst buyers is highest in the £1.5m to £2m price bracket, where buyers can get a 2,000sqft Victorian family house for less than £2m – a rarity so close to central London.
"
As a result, we are achieving record prices for these premium properties and the price per square foot is being pushed above £1,000 in many cases."
Looking at London as a whole, April data from Land Registry's House Price Index shows that our city remains the best performing property market in England and Wales. The average price of a home in the capital rose by 6.2% over the year to £375,795.
For the country as a whole prices only rose by 0.7% which takes the average property value in England and Wales to £161,458.
The most up-to-date figures available show that during February 2013, the number of completed house sales in England and Wales decreased by 3 per cent to 43,573 compared with 44,829 in February 2012.The number of properties sold in England and Wales for over £1 million in February 2013 increased by 3 per cent to 488 from 475 in February 2012. London has seen a fall in repossessions which were down by 29% to 117 in February 2013 compared with the same month in 2012.

The numbers below are subject to revision as is it usual that some properties are added late to the Land Registry's database.
