Hammersmith Property Sales - October 2012
Sales of Glenthorne Road flats drive down average price
The average price of a property sold in Hammersmith during October fell sharply as sales of flat developments led to a larger proportion of cheaper units being sold.
Previously sales had been averaging over £600,000 but this fell to £485,180 during the month with 50 properties changing hands. Ten of those sales were in Gooch House on Glenthorne Road all for under £400,000.
The figures show there have been four houses sold for over £1,000,000 during the period. The most expensive was on Pleydell Avenue selling for £1,300,000. There were far more properties in this price bracket sold in previous months.
At the other end of the market, bargain buys in W6 are still available though increasingly difficult to find, with just five flats changing hands at under £200,000.
According the Land Registry's October report the average price in London was £340,308 which was down by 1.6% on September. Despite this prices are still up over the last 12 months - London is the only area of the UK in which there has been a rise
The October data from Land Registry's national House Price Index shows an annual price decrease of 3.2% which takes the average property value in England and Wales to £159,999.

The numbers below are subject to revision as is it usual that some properties are added late to the Land Registry's database.
