Hammersmith Property Sales - February 2011


Market continues to see low turnover during the month

The latest information from the Land Registry has shown that the local property market remains inactive so far this year.

Only 23 properties have been reported as being sold so far in Hammersmith W6 and at an average price of £496,497. This compares unfavourably with the average for the final quarter of 2010 which was over £600,000. It is not necessarily the case that this reflects a sharp decline in local prices, the low level of transactions makes it difficult to reach any firm conclusion about the direction of the market. The average is down mainly due to a lack of activity at the top end of the market. Only one million pound plus home has been reported as being sold so far in February compared to 7 in December 2010 alone.

London property prices overall are up by 3.2% in February compared to last year. Prices were down marginally on the previous month. This is still highest level in the country with the North East seeing prices fall by 7.1% in the same period. Nationally prices fell by 1.7% in February 2011 compared with February 2010.

This brings the average property price to £341,048, in comparison to the figure for England and Wales, which is £162,215.

The latest reported sales are given in the table below. The numbers are subject to revision as is it usual that some properties are added late to the Land Registry's database
