Station House

Work seems to have become a bit more intense lately and today I noticed that a large sign saying "Pub to Let" has appeared. Let's hope somebody fancies the challenge, it would be sad if it just sits empty. Not a great time for the pub trade unfortunately.

Between the hrs of 11am and 5pm that will sit empty and then you pray people will come in above those hrs and weekend. More established popular pubs and gastro pubs will make it a no goer let alone the hard times pubs are having. You just cant rely on weekend trade at best It would have to be something really special to get the numbers in of a weekday evening,and i talk food rather than a pint

The deveoper is obliged to market it as a pub for a certain amount of time and then submit proof that they couldn't get a viable pub to open there. Not sure how long that would be but it may be at least a year. I think Julian is right, and even if the developer was sincere in its attempts to reopen the Station House, it may not be possible. Perhaps it is a candidate for a community pub which is an increasinly popular solution to this sort of issue.

the problem with this site now is that they have halved the floor space of the pub, so they can't really host events (quizzes, jazz nights and the like). The original planning said the whole ground floor needed to be retained, but they moved the kitchen downstairs and added the entrance to the flats and a bin store and there is no space left....

So they have to pay a lease on top of that rent? What's the difference? Also rates will be payable as well. I have no idea whether or not that is viable or not but a certain amount of time needs to pass before an application for a change of use can be submitted. Not sure how long that is but it probably won't be hard to convince the council that a pub isn't viable here.

There is a man in Ealing called Victor Mishiku who specialises in digging up old covenants to stop unwelcome developments. He would be worth contacting if a campaign got going to save the pub. However, even if such a requirement exists, it probably can be set aside if it can be 'proved' that a bar is unviable.

It depends on what hours it is open. There seems to be a market for places where parents meet up after delivering their children to school.  Many pubs nowadays also serve coffee and have become places where people meet up for a catch up at points in their day where lives collide.

The Copper Cow in Fauconberg Road seems to do very good business. It's quite small with some outdoor seating and serves food as well as being a bar/cafe. It has become the "local" for lots of people in the immediate area. It would be nice to think the same could happen with the Station House but the fixed costs of running the place look frightening. It would be interesting to know how this compares with The Copper Cow's overheads.

The Copper Cow does great tucker, including Sunday lunch, and manages to be a pub first and foremost.But don't spread this out to all and sundry. Keep this little haven just as it is.

This is what is happening to the Mawson Arms by Fuller’s Brewery. It has been up for sale as a pub for months now with no takers as far as I can see so the developers will then be able to change its use.

It's hard to imagine what else the Mawson Arms could be other than a pub. Its location, right by the A4 would surely preclude turning it into housing, though these days, who knows? I would guess it's a listed building too. The Duke of York across the way on Devonshire Road has also been standing empty for years. It's a real problem finding an alternative use for these places. In the case of the Station House it would be nice to imagine it as some sort of community hub, perhaps including a banking centre, Post Office or the like. The problem as always will be finding the money.

The Co Operative Party are tring to put legislationg through which wuld give the local community a first offeron all such buildings to make it a community hub or keep it one.  If a group of people got together to form a co cop it could be run as a cummunity pub and have events during the day.  There are grants available for such ventures that have been very successful and not just in small villages.  If it had a small post office counter or delivery drop, a community cafe and meeting space during the day rented by local organisations and was a pub in the required hours it could be a real treasure.  Just because the developers have reduced the event space does not mean events cannot be run and profitably too.  SOcial  Enterprise grants come from everywhere and any historicfactor means lottery and museums money. Anyone fancy it?  I can advise grants if there is a good plan. Someone who has run a successful venue is a must though as it gives you a head start

Some pubs combine with selling antiques all on display for customers topurchase including paintings, not sure how viable, but have always thoughtpubs should have some kind of shop on site as petrol stations do.

Yes, Ye Fox and Hounds and Mawson Arms and Nos 112-118 Mawson Row are listed II* https://historicengland.org.uk/listing/the-list/list-entry/1358692We refused an application to demolish O'Riordans (previously Captain Morgan, Royal Tar) etc but this was overturned by the Planning Inspector. It had been on the market for at least a year (probably more like 3) at £1500K for a quite small pub. Nothing has happened since. I thought it would do well given we then had London Irish as well as the Bees there but they had given up.

Any further thoughts amongst locals about attempting to make the Station House a community pub?Would the Grove Park Group be interested in... raising interest?According to the information available at Jenkins Law, the lease is on offer for £100,000 p/a.I think this seems quite a large figure, given that the Station House is slightly away from the busier parts of Chiswick (recently a pub on Acton Broadway, approximately twice the size (at least), also had its lease on offer for the same figure.So I think it would require some haggling and considerable organisation within the local community for it to be a feasible project. Is there interest?I don't doubt I wouldn't be in a minority if I said I think it would be a great pity for the remainder of the building to be converted to flats, particularly after the long overdue completion of the piazza.

Can the developer arbitrarily set a high lease to discourage a tenant from moving in? Surely if the condition of approval is that the space remains a pub then the lease should be set at the level a tenant is willing to pay.

In the spirit of the community pub...?That said, I think it's a fair point: the lease, as it currently is advertised - and unless a community pub is a possibility - would probably only be feasible to a major pub group or a quite wealthy entrepreneur.I'm interested in the community pub option, at least insofar as attempting to contribute to raising interest amongst those with experience, funds and community interest.Presumably the Grove Park Group would be a good first point of contact? Any other recommendations (the CAMRA link was a great link, by the way).

Paul is right. Don't take financial advice from me.It seems however the planning rules aren't very clear. Any tenant whether a community pub or a large chain would want security of tenue. This is difficult to assume if the landlord has a vested interest in your business failing. It seems in circumstances like this, the planning authorities need to be more proactive and not accept the word of some consultant who is producing a report paid for by the landlord. This was how the downsizing of the pub space was originally justified. What about Asset of Community Value status? Is it possible to get a site designated as such even though the pub is not operating?

When I walked across the 'Grove Park Piazza' last night it was depressing to see the dark corner which is currently occupied by the Station House. The very good work that has gone into upgrading this area has been undermined by the continued closure of this pub.

From memory when (as Councillors and local community groups) we investigated declaring the Pizarros Restaurant and Bar, at Corney Reach, an Asset of Community Value we came across a stumbling block. The owner/manager had to live on the premises. In the case of Pizarros the flat had been sold off. At The Station House the pub manager's living quarters have been incorporated into the new development and separated from the Pub itself.  If this information is out of date I apologise.

Slightly off-topic, although I think the Landlord's (rather than the leasing agent's) name was published in another local media source.If memory serves correctly, said landlord has a number of other pubs, so perhaps would take preference to allowing for the continued status and functioning of the pub.If the pub itself isn't for sale (i.e. share of the freehold - or whatever the equivalent is for commercial premises) does anybody know whether or not that would make difference to the viability of a community pub?

The landlord was reported on this site to be a company called Associated Properties Ltd which is based in a Birmingham suburb. I can't see any record of it owning other pubs. One of the directors is an architect and its business is described as letting or owning real estate. So apparently no background in the pub trade.As for the last question, the viability of a community pub would be determined by the lease in this case and it looks like rent which is currently advertised at £80,000 per annum. I've no idea whether that is reasonable. As a benchmark you'd probably want to look at the Queens Head/Hole in the Wall.As for ACV status, this looks like it may be a blind alley. It only really comes into play if the building is to be sold which doesn't seem to be the plan.

I was reminded this weekend that there was a tenant for this pub - part of the Punch Taverns group who weren't offered a new lease. Therefore the owner is going to find it difficult to make a case that nobody wants to take on the pub.

They paid a consultant to produce a report to say that only a smaller sized pub would be viable at this site. They'll pay another one to say no pub at all is now viable and, the chances are, the council will accept this.

That's the way it's looking. It's a great shame, because every time I pass that empty, shuttered building I remember the great days of the Grove Park Hotel, a handsome building, always full of life and enjoyment. Things seemed to go downhill from the time it was taken over and strangely renamed The Old Station House.

I think it's correct to say the refurbished building no longer has the pub name signage upon it. Is it wise to ask whether or not that could be a clue as to whether or not the owners ever intended for the pub to be brought back into use as a pub?Another line of thought: ideas for new pub names? The Black Dog is a great pub, well worth a visit. And I agree - if The Station House reopened as a decent local boozer with some sort of usp, be it great food (Thai, pizza, etc), or sport, entertainment, anything to give it a point of difference and worth travelling to, I'm sure it would do well.

The Black Dog is a nice pub with a good beer garden for sitting out on warm and dry evenings. I am sure that the Station House would attract customers if it felt warm and welcoming and had a decent range of food and drinks at reasonable prices. There are plenty of people living within a ten-minute walking distance. It might do better if it followed the example of the Black Dog and changed to a more memorable name.

I at least seem to remember live sports at the weekend, eclectic live music nights, improved food. Possibly insufficient for a new operator to feel confident about the £100k lease, possibly not.

It was briefly brought back to life up to March 2023 - I don't know if the people who were running it then were the same as pre-Covid but it was a Punch Taverns venue.The owner of the building terminated the lease which, as an agent commented at the time, makes it difficult to argue that a pub is not viable. It'll years before they get permission to convert the pub site into housing but, sadly, it looks like they are prepared to wait the council out.

I think it's difficult not to agree that activity at the pub within the past 10 years possibly wouldn't be encouraging to prospective tenants.That said, the pub is now only one stop on SWT from the stadium of a top 10ish premier league football team, with weekend and mid-week fixtures (not mention London Irish - if they are now back in business).Surely a clever bit of local advertising and an offering of something a little different to the other pubs near to the Community Stadium could attract a portion of those crowds to help to make it a feasible venture.There could be mixed views amongst the locals about attracting such crowds to Grove Park, although, that said, the same crowds at the riverside pubs - in my experience - seem to be mostly well-behaved.

While nobody can deny the pub trade is tough there is a real danger that highlighting this fact here could let the freeholder off the hook. The previous tenant didn't want to leave but had their lease terminated so they at least believed that a pub was viable.

Anybody else noticed that, in its namesake neighbourhood, Grove Park (Lewisham) also has a 19th century pub near its train station, also (recently) with a gray-painted facade, that has also been closed for a while?Apparently construction workers have now arrived at the pub (known as the Baring Hall Hotel) and there are, also coincidentally, rumours that it shall become a community hub. Unless it, too, is being converted to flats.Anybody happen to know whether or not the two neighbourhoods have ever considered officially becoming twin-towns?More importantly, is there anything clever we are able to do to get our Station House pub open again?

The pub's lease continues to be advertised at £80,000 per annum. Looking at recent lettings that perhaps is on the high side but not completely off the scale. Terms of business for pubs have become more difficult since this level has been set so there ought to be some flexibility on the rent. Well, I think somebody should at least ask:Is anybody on this forum interested in giving this a go (or attempting to give it a go - formally doing the research, establishing avenues of support and/or interest that are available and/or achievable, essentially a feasibility study)?The Grove Park Group AGM is on June 12th and could be a good opportunity - if agreeable via the organisers (if they haven't already planned something) - to establish the level of interest in considering the community pub option.Personally, I don't have the experience in hospitality, although I'd be interested in getting involved somehow if the interest, determination and resources are there (or are otherwise attainable)....this probably isn't ordinarily how such initiatives get off the ground. But hey, it's the 21st century, could be worth a shot ;)

Not a huge surprise that the application has finally been submitted to convert what remained of the pub unit into flats. While I am sure the pub was very competently marketed perhaps the assignment should have been given to the firms that persuaded the Morgan Pub Collective to invest in the Hole in the Wall, True Pubs to invest in The Duchess/The Queen and James Blunt to takeover The Carpenter's Arms.This doesn't show a local pub market in distress but rather good demand to run quality neighbourhood venues with a decent food offering.Questions need to be asked as whether the tenant who briefly operated from the site after Covid was genuinely given the opportunity to return. The council has a dilemma here - even just three flats can be said to help with the housing shortage and the owner is likely to remain adamant a pub can't be opened if permission is refused. The temptation will be to say yes.

Is it not the case that the reduction in the size of the pub to allow more flats to be built made it impossible for it to have a kitchen to serve meals? I remember saying that a previous marketing report (possibly by the same firm) argued that the previous site was too large to be viable but people at the time pointed out that it was the reduction in size that made it uneconomic to open there.There doesn't seem to be too much anger about this - most people I know who used to drink there gave up on a return a long time ago. The apathy might indicate that the report is not inaccurate.

Francis, I think you're painting with a very broad brush.You can't underestimate the micro demographic of each location let alone the amenities each can/cannot provide. Add to that, each property has unique assets or lack thereof.  The Duchess/Queen will have another revenue stream with rooms above. The Carpenter's Arms is, ostensibly, an ego project. It will also have the draw of celebrity ownership. Both the above are not constrained by LTN theatrics. Hence, those Sunday roast get togethers are enabled as opposed to encumbered. Not to mention other festivities. They are better connected to all modes of transport which will maximize opportunity.Increasingly I think councils are remiss by not maximizing their own revenue in the form of proper taxes leaving them desperate to collect by any means possible. Empty premises generate how much??? Should these empty spaces be left for years and years? How is it the ground floor unit at the entrance to St Peters Square remains unoccupied? After what, a decade now?

You may both be right although 'LTN theatrics' have no impact on Sunday roasts. In fact less restrictive parking in the vicinity of this site would give it a competitive advantage over the riverside pubs.While I might be ignoring the specifics of individual locations, so does the marketing report. The closure of the Mawson Arms tells us nothing about the state of the pub market. Vanity investment is a part of many businesses and the James Blunt purchase doesn't necessarily fall into this category - he seems to have a proper business plan for the site and has succeeded at other venues. There was always the long rumoured possibility of Declan Donnelly backing a venture to save the pub he used to drink in regularly.The council probably does benefit both in terms of extra housing and revenue if flats are built here so their incentive to look closely at this application is reduced. The only thing that would change that is local outrage but, at this point, there appears to be zero.

You're missing the point, Francis.No sense in attempting to enter a forbidden zone to try and park. Why bother? It is a barrier. A concern. A problem. Go elsewhere and avoid the headache. Recently we needed to make a delivery in Grove Park. I went to the LBH website as a starting point to clarify what to do and there on the main page it said "No Deliveries." Not exactly business friendly. Now, think about the many, many suppliers to any hospitality venue and, again, it is a literal and figurative roadblock. It's tough enough, why make it tougher by choosing a site laden with these issues? Laden with risks?If James Blunt doesn't fall into this category, why mention his involvement? Either way, if one chooses, it's easy to pull up and park nearby and make your Sunday roast booking. As for DD, I think you'll find he invested elsewhere in a similar venture.

I haven't been in many Wetherspoons pubs but have learnt from those that I have that you can push a wheelchair or walker in and you will be able to get to a loo without encountering hugely difficult stairs to go to the basement or upstairs despite laws about accessibility and disability requirements and building and planning regulations.  So many pubs and shops and banks and Post Offices etc have been allowed to become no-go areas.  This is such a shame for both regular and casual users of these venues who find they can no longer meet up with their friends and relations in local and familiar places.

David - I think you missed my point. The LTN doesn't apply on Sunday therefore it won't discourage people coming from Sunday Roast. I also doubt it has that much impact for the rest of the week. You can come in and out easily enough from the North, East and West - it is just from the south that it is awkward and they have lots of nice pubs on their side of the river to choose from. Perhaps fear of being inadvertently caught out by a set of confusing restrictions will discourage some people from visiting.The site had been given a competitive advantage by parking changes in the Strand on the Green area which have not been helpful to the riverside pubs so a new tenant may have had a chance of winning back some of the last customers. It would, I think be the only pub in south Chiswick where it was indeed easy to pull up and park nearby.There is no pretending the site isn't challenging but I still think a case could be made for its viability. The biggest issues would probably be an unsympathetic landlord with a vested interest in your failure and flats upstairs unavailable for staff accommodation.You brought up the Carpenter's Arms and therefore introduced James Blunt to the discussion. You are probably better placed to me whether he is capable of running a successful pub.I haven't heard about Mr Donnelly's pub venture - can you tell us more?

Or is it simply trying to say that you can't pass through Stavely Road if you are making a delivery else where. That would make a bit of sense to me, but it's far from clear, and I can appreciate businesses like yours just don't have the time to drive all the way there with something and find you really can't deliver it!The street view from Sutton Court Road showed no problem with turning into Stavely Road but it was two years old, so maybe doesn't show the signage present now.

Simple, Andrew.A delivery should not require an audit let alone however many paragraphs you just typed in an effort to explain the situation. Which remained inconclusive. Businesses don't need "challenges" like this. They need consistency across the board. Nor should it take twice as long to do the same task as before. That is nothing but an increase in cost. Either passed on to the customer or simply avoided.I read something recently where NYC was considering charging for deliveries. Not that there was a proposal, rather the concept. I've always felt SMEs should be able to pay for a badge, akin to a blue badge, and give them a leg up when delivering. Right now you have the likes of Amazon able to do one thing or afford to do it however they need to, and the rest of us who are literally and figuratively paying the price. And yet people still wonder why the High Roads suffer.
