Hi George I assume you are on the Land/Estate Management course.  It has certainly changed a lot over the last 10-20 years . However if it has deteriorated could be very much depend on how you define deterioration. If you are looking at it quality/occupiers-  In the last 25 years (whilst I have lived here)  it has definitely changed from small/ independents to multiple/chain occupiers/A3 users/coffee shops with a big push I last 5 yrs + towards Estate Agents and Charity shops.  But does that man it has declined? What’s the footfall rates now v 10yrs ago?? And how is it different day v night? Suggest you get also consider the effect of rents and rates as some occupiers have bigger margins and charity shops dispensation on rates and also reduced salary costs.  Just because it has changed does not mean it has deteriorated as what is the occupancy rate of units compared to 10 yrs ago.  Also how does it compare to say Richmond. There was also a rent review on the Sainsbury’s some 15yrs ago that set a precedent regarding the car park and how it was valued which led to charging/tighter restrictions on its use. Also might want to consider the effect on footfall etc of Chiswick business Park? Cotswold Outdoor was a previously a timber yard. And Magnet and the lounge company were car dealerships. Waitrose was Woolworths. Goad Maps will help with this. If you are looking at it from a Highways point of view....right now that’s a very hotly debated topic......which I won’t wade in on. Hope this helps and Good luck. (I was a retail acquisition surveyor/asset manager in a ‘former life’ so I feel you want any further help just message me directly

Let me repeat, again, how the BID for Chiswick was proposed.LBH wanted to create a bid encompassing Chiswick, Feltham and Brentford. LBH wanted control of the money. It reeked of a Cabinet agenda and not intended to help Chiswick rather to get funds from us but use them elsewhere as and when they wished. In Chiswick each and every business is responsible for its own waste collection and recycling. Only a few have those services provided by LBH. There are multiple providers servicing the various shapes and sizes of Chiswick businesses. Collection varies per premise based upon waste generated. The current cargo bike trial delivery system in Chiswick is only through the Our High Road app which charges businesses 20% of the order. A proper trial would have provided access to all businesses at less or no charge to them. They could have dropped cargo bikes on the pavement much like MoBikes so they would be available upon demand which would suit all business types and allow us to compete better with on demand deliveries available via Amazon, for example. Instead, it is limited to only a few days at very specific times and it is not suitable for anything perishable. So restaurants are pretty much sh*t out of luck with the trial as it is. It also creates an obstacle for smooth, quick and efficient transactions which increasingly people demand given that which they receive from any online sale. The breakfast meetings which had been organized by the Hounslow Chamber amounted to little more than them networking for new members yet the services, such as they are, which the Chamber provides are not tailored to any independent enterprise. Nor has the Chamber ever had the backs of local traders so the incentive to pay for nothing isn't that appealing.
