Chiswick Property Market Update: Steady, Sensible, and Settling
As we move into spring, Chiswick’s property market is showing signs of renewed energy. Not dramatic growth, but a quiet return to confidence.
While many parts of the UK have been adjusting to economic changes and the recent shift in first-time buyer stamp duty relief, Chiswick’s market has remained resilient. With average property prices well above the revised threshold, the local market has not been significantly affected by this tax change.
In fact, more homes are coming to market, and pricing has become more grounded — a trend echoed nationally. According to Zoopla, listings are up 11% year-on-year, giving buyers more choice but also encouraging sellers to be realistic in their expectations.
“We’re seeing strong interest at the right price points,” says Louise Jones MNAEA, Sales Manager for Chiswick at Horton and Garton. “Buyers want value and space, and if a property ticks those boxes and is priced sensibly, it’s likely to move quickly.”
On average, it’s taking around eight weeks to find a buyer — a clear sign that the frenzy of the past few years has eased and market conditions are now more balanced.
Across the lettings market, rents have softened slightly but demand remains high. Tenants are favouring longer leases, and well-presented flats and houses in prime Chiswick locations continue to let quickly.
However, many landlords are keeping a close eye on the upcoming Renters Reform Bill, which is causing uncertainty. As some exit the sector, those who remain are set to benefit.
“Every landlord who stays will benefit from those that leave, as demand isn’t going anywhere,” says Aggie Tukendorf MARLA, Lettings Manager.
With inflation stabilised, no election in the near term, and interest rates holding steady, Chiswick’s property market is entering a period of relative calm. It may not be headline-grabbing but it’s dependable, consistent, and built for long-term value.
