A planning application (P/2023/3208) has been submitted for the redevelopment of the former headquarters of Sega next to the A4/M4 in Brentford.
The long heralded proposals are for 5 tower blocks ranging from 15 to 19 storeys set on a podium and next to the motorway. Earlier versions of the plan had envisaged over 1,000 flats in six blocks up to 23 storeys high.
The site, at 27-1053 Great West Road, which is just north of the Brentford Community Stadium and south of Gunnersbury Park will contain 916 flats as well as a mix of retail and light industrial space and a new public area named Golden Mile Square. The project has been dubbed by the developer as Brentford Works.
The land was acquired by Tikehau Capital in March 2021 for a price believed to be in the region of £40 million and it has appointed Areli Developments to lead the project with Benoy as Architects and Design Team leaders. Benoy was also involved in the Fourth Mile project nearby and is currently working on 30 projects around the UK.
The residential portion of the scheme would include 630 flats to be sold in the private market and 286 classed as affordable which represents 35% of the total by habitable room. 91 of the flats would be either three of four bedroom. In addition, there would be 6,170sq.m commercial space (combination of office and workshops) and 1,600sq.m for retail use.

The work spaces will be designed for local and independent businesses with a ‘carefully curated makers news’ to promote local crafts and job creation. The retail space would accommodate cafes, restaurants as well as shops most of which would be around the public square.

Documents submitted with the application states that, despite the height of the proposed buildings they have been ‘carefully sculpted to respect local context and heritage including important views from Kew Gardens and Gunnersbury Park’.
The new public square would be extensively planted and landscaped and designed to enable it to host events all year round. The application documents confirm that it is planned to move the Brentford Fountain to the square.
The scheme would include a number of podium gardens in the residential towers.

Improved linkages with Gunnersbury Park are promised including a relocated crossing of the A4 under the flyover but details of this are to be developed after permission is granted for the scheme.
Land has been set aside to allow the building of a new train station at Lionel Road on the proposed West London Orbital Line.
It is estimated that, should the scheme be approved it would bring in £20 million in Community Infrastructure Levy payments as well as additional S106 payments.

The application is likely to be considered at a borough planning meeting at some point early in 2024.
