Chiswick Van Hire Yard Development Proposed

An application has been made to Ealing Council to develop the former premises of Chiswick Van Rental at 1-3 Bollo Lane. The proposal is to demolish the existing structures on the site and erect a four storey building containing nine flats.
Having been used as a base for van hire for at least 40 years, the site has been vacant since March with the owner saying the planned Ultra Low Emissions Zone would make their business unviable.
The applicant says that pre-application meetings have taken place with Ealing Council planners at which concerns about design, density, loss of employment and the height of the scheme have been addressed. The statement with the application says that council planners preferred a modern design for the site rather than one which echoed the Edwardian and Victorian properties in the surrounding area.
The southern boundary of the site comprises the brick railway embankment, as well as boundary fencing to the residential properties on Fairlawn Grown and Fairlawn Avenue. To the east, the site is bounded by the rear gardens of residential properties on Montgomery Avenue. To the north is the flank wall and domestic garden fence and walls to the properties at number 5 Bollo Lane.
The occupants of the new flats would not be entitled to resident parking permits.

Residents of nearby properties have expressed concern that they will be overlooked by the new building with both windows and a terrace giving views into neighbouring gardens. They also say they are concerned about the lack of advertising of the application by Ealing Council. The publicity for the planning application was placed in the Gazette newspaper which does not circulate in the general area of the site for which the application is being made. It has been suggested that the residents of properties on Fairlawn Grove, Fairlawn Avenue and Montgomery Road may be unaware of the development as the only site notice has been placed at the front of the property on Bollo Lane.
