EcoWorld seeking to increase number of flats at Duffy site

A revised plan is to be submitted for the last remaining phase of the development around the Gtech Community Stadium.

Developer EcoWorld has published a new set of designs for the four blocks on the former Duffy site along Lionel Road South which would see the total number of flats increase by 19 to 294.

The site received outline planning permission over a decade ago and an earlier design specifically for this site was submitted in 2019 but never put before the borough planning committee. The developer says that the new proposal makes minimal changes to the approved scheme which are needed to reflect the latest guidance and building regulations. The developer is aiming to submit amended drawings and reports to the council in Summer 2025.

58 of the new flats would be classed as affordable and be situated in Building C2 and a new public play space about the size of one and a half tennis courts would be provided. An increase in the height of two of the blocks would be needed to accommodate the new flats but the maximum height in the scheme would remain at 15 storeys. Buildings A, B, C1 and C2 will have 13, 15, 12 and 12 storeys respectively. 16 new affordable flats would be added to Building C2 and three new open market sale homes would be added 1 in Building B and 2 in Building C1.

A second staircase core would be added to meet the latest fire safety standards and the design would be altered to increase sunlight and daylight reaching along Lionel Road South.

The proposed mix of homes is for 77 one-bedroom apartments, 182 two-bedroom homes and 35 three-bedroom homes. The Duffy buildings will be predominantly made of brick – in keeping with the existing architecture delivered.

EcoWorld is holding a consultation on the new proposals and there is a drop-in session for residents to view the plans on Tuesday 6 May, from 4 – 7:30pm.

Should this phase be approved and built, there will be over 1,000 new flats around the development with 740 already built.
